Thank you for choosing to book with Walton Thorns Farm Holiday Cottages, we look forward to welcoming you. When you make this booking you are entering into an agreement with us. Please read our Terms and Conditions of booking below and our Wi-fi Service Terms and Conditions beneath:-


Booking Terms & Conditions


We take the amenity, security and privacy of all guests staying at Walton Thorns Farm Holiday Cottages seriously and have made changes in response to the Covid-19 pandemic.

1. General

  • The Owners reserve the right to alter the Terms & Conditions when necessary at any time.
  • The duration of The Booking is for a maximum of 7 nights only for Adults over the age of 18 years only, unless booked, confirmed and paid in full otherwise with the Owners.
  • We cannot take bookings for groups of any type for one or more than one cottage.
  • No day or overnight visitors to the cottages are permitted.
  • We do not accept pets.
  • The Owners reserve the right to terminate The Booking immediately, without refund, if the number of occupants exceeds the maximum number of residents stated at time of booking and or registration.
  • Shire Cottage - 4 adults maximum.
  • Dairy Cottage - 4 adults maximum.
  • Old Hay Barn – 2 adults maximum.
  • 2. Booking Policy

  • When a person makes payment of The Deposit for The Booking, that person, The Hirer, is entering into an agreement with us, The Owners (T/A B&J Hollingshead & Son) of Walton Thorns Farm Holiday Cottages under the Terms & Conditions contained herein. We, The Owners, agree to provide the specified holiday accommodation on the basis of The Hirer’s agreement to comply with these Terms & Conditions. Any person making a booking must be 18 years or over.
  • Prices include VAT (at the current rate), electricity, bed linen, 2 towels per person, hot water, central heating and Wi-Fi. We cannot guarantee the speed of the broadband due to our rural location.
  • We require The Deposit payment of £100 to confirm The Booking. The balance must be paid 28 days before arrival. Payments accepted by debit/credit card via our online booking system, BACS or cheque (by arrangement only).
  • The Hirer will be required to give their full name, address, telephone number and e mail address and Residents will be required to provide their full names on the Registration form and in addition Passport Details for all non-UK residents.
  • 3. Cancellation Policy

  • Payment of a £100 Deposit to confirm The Booking invokes a legal contract subject to our Terms & Conditions and The Deposit is non-refundable. In the event of a Government “lockdown” due to Covid 19 the Deposit can be used to move the booking to a future date.
  • If The Hirer needs to cancel The Booking, please inform The Owners as soon as possible in writing or by telephone.
  • If the booking is cancelled less than 28 days before arrival the Hirer will be liable for the full booking amount.
  • We recommend The Hirer take out suitable Holiday Insurance to cover their booking.
  • 4. Arrival

  • Your accommodation will be available for arrivals between 2pm and 7.30pm.
  • We require a pre-arranged arrival time in advance to provide access.
  • In order to reduce person to person contact The Hirer will be sent a Digital Registration Form to complete prior to arrival and details of the arrival procedure.
  • The owner will welcome you and direct you to your cottage within the appropriate social distancing guidelines.
  • 5. Departure

  • All Residents are to vacate the cottage by 10.30am on the day of departure. The Cottage is to be left in a clean and tidy condition, as found on arrival.
  • If guests do not leave by 10.30am and prior arrangements for a late checkout have not been made with The Owners, we reserve the right to invoice The Hirer for any additional charges incurred.
  • All cottages will be left unoccupied for at least 48 hours between bookings.
  • All cleaning and sanitising will be carried out within the guidelines in place in England at any time.
  • 6. Use of Facilities

  • The Hirer and or The Residents must not use The Cottage, or allow it to be used, for any dangerous, offensive, noisy, illegal or immoral activities nor cause any nuisance or annoyance to other Residents or any other person while at Walton Thorns Farm. For example, but not exclusively, music, radio or entertainment devices must not to be played outside the Cottage or within the Cottage at a level that could disturb other Cottage Residents or wildlife. We pride ourselves on our accommodation’s peaceful rural location.
  • All Cottages are strictly non-smoking properties. Residents must not smoke, vape or use ecigarettes at the property. BBQs, candles, fireworks, lanterns and Chinese lanterns are not permitted.
  • Portable heaters, lighting equipment or any items that may cause danger to the cottages, its equipment or its occupants are not permitted. Any bulky items such as bicycles, fishing or golf equipment are not to be taken into the cottages. Bicycle storage can be provided for use at The Hirer and Residents' own risk.
  • Please bring appropriate footwear if you intend to walk to the public footpath as it can be uneven and slippery. Flying of kites or drones is not permitted anywhere on the farm or Farm Trail.
  • Not all items, equipment, amenities and facilities may be available at all times due to breakdown, malfunction or other reasons. The Owners will try to rectify any problems as soon as possible but no refund of any or all of the payment by The Hirer will be made.
  • The Hirer is responsible & liable for any breakages or damage caused to the property, accommodation or its contents by Residents in the Cottage booked including damage caused by over cleaning or use of unsuitable products. Please report any damage or breakages to us as soon as they occur. We do not normally charge for minor breakages, but we reserve the right to invoice for immediate payment in full, for repair or replacement, if the damage or breakage is significant.
  • If the property is maliciously damaged or at risk of wilful damage or neglect The Owners reserve the right to terminate The Booking immediately without refund and for Residents to vacate the property immediately. The Hirer will be held responsible for any damage or loss incurred at the Property due to electrical devices and or chargers used in the Cottage that are not provided by The Owners.
  • 7. Access

  • The Owners and or our Contractors may require access to The Cottage at any time to complete emergency repairs, routine property inspections, routine repairs and to investigate complaints.
  • If the property is left visibly unsecured by Residents, The Owners retain the right to enter and secure the property at any time without notice.
  • 8. Parking

  • Parking of vehicles must be in the designated Visitor car parking area with the exception of those requiring an accessible parking space. Parking nearer to the cottages is for loading and unloading on arrival and departure.
  • Your vehicles, their accessories and contents are left entirely at your risk. The Owners will not be responsible for any loss or damage from or to any vehicle.
  • 9. Termination

  • Without exception, failure to adhere to The Owner’s Terms and Conditions herein, behaviour considered to infringe or impair the enjoyment, comfort, privacy or safety of other cottage Residents or The Owners and any antisocial or inappropriate behaviour, by The Hirer, Residents or those associated with The Hirer and Residents will not be tolerated and will result in The Hirer’s booking terminating immediately without a refund, and all Residents vacating the Cottage and Walton Thorns Farm immediately.
  • 10. Liability

  • The Owners do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions during your stay.
  • The Owners are not liable for any losses or damages resulting from the information provided on this site or to you.
  • The Owners are not liable for any losses or damages incurred by Residents during their time at Walton Thorns Farm Holiday Cottages.
  • 11. Non-availability of Accommodation

  • We would only cancel your booking if your chosen accommodation was unavailable for reasons beyond our control. If due to Covid 19 quarantine rules in England we could not provide your accommodation booked, we would attempt to offer alternative accommodation.
  • If the proposed accommodation was not possible, or unacceptable to you, a full refund of all monies paid would be made. The Owners liability would not extend beyond this refund.
  • 12. Data

  • We take the privacy and security of our Hirer’s and Residents data seriously. Please read our separate Privacy Policy in relation to our data handling.

    Wi-fi Service Terms & Conditions

  • Agreement: This agreement sets out the terms and conditions on which wireless internet access (“the Service”) is provided to you, a hirer/guest/resident/customer of Walton Thorns Farm Holiday Cottages (T/A B & J Hollingshead & Son).
  • 1. Extent Of The Service

  • 1.1. We do not recommend in particular the use of any websites (or other internet related services) (“Internet Services”) and your use of Internet Services is carried out entirely at your own risk. We have no responsibility for, or control over, the Internet Services you access and do not guarantee that any services are error or virus free. We have no responsibility for, or control over, the information you transmit or receive via the Service.
  • 1.2. We do not guarantee: the availability of the Service; the speed at which information may be transmitted or received via the Service; or that the Service will be compatible with your equipment or any software which you use. We reserve the right at all times to withdraw the Service, change the specifications or manner of use of the Service and to change access codes.
  • 1.3. You accept that it is your responsibility to protect your information and have adequate security (in terms of equipment and procedures) to ensure the security, integrity and confidentiality of your information and data.
  • 2. Use of the Service:

  • 2.1. You must not use the Service to access Internet Services, send or receive e-mails which: are defamatory, threatening or which could be classed as harassment; contain obscene or abusive language or material which is otherwise unlawful or inappropriate. Music, video, pictures, text and other content on the internet are copyright works and you should not download, alter, e-mail or otherwise use such content unless certain that the owner of such works has authorised its use by you.
  • 2.2. We may terminate or temporarily suspend the Service if we reasonably believe that you are in breach of any provisions of this agreement. We recommend that you do not use the service to transmit or receive any confidential information or data and should you choose to do so you do so at your own risk.
  • 2.3. The Service is intended for guest use only and is complementary. Access codes should remain confidential.

    3. Criminal & Unlawful Activity

  • 3.1. You must not use the Service to engage in any activity which constitutes or is capable of constituting a criminal offence, either in the United Kingdom or in any state throughout the world.
  • 3.2. You agree to compensate us fully for any claims or legal action made or threatened against us by someone else because you have used the service in breach of these terms and conditions.
  • 4. Other

  • 4.1. You agree to compensate us fully for any damages, claims or legal action made or threatened against us by someone else because you have used the Service in breach of these terms and conditions.
  • 4.2. We agree that this agreement does not allow either party to act as, or hold themselves out as, acting as an agent of the other party and that that the terms of this agreement are not enforceable by a third party under the Contracts (Rights of Third Parties) Act 1999.
  • 4.3. The Owners (T/A B&J Hollingshead and Son) reserve the right to alter the above Terms and Conditions at any time.
  • This agreement is governed by the law of England and Wales and is subject to the non-exclusive jurisdiction of the English courts.
  • I confirm that I accept these terms and conditions as the basis of my use of the wireless internet Service provided.
